Landlord Case Study
In Feb 2018 we were approached by a concerned landlord after he had purchased a number of student properties very late in the lettings cycle. With huge amount of refurbishment to do on the property and little experience in the student market in Liverpool the landlord opted to take our fully managed package to ensure he maximised the returns on his investment.
After a meeting at the property to understand the landlords plans, we were able to advise on various legal requirements (certification and licensing conditions), as well as the student markets ‘must have’ features in order to make the property letable in a competitive marketplace.
Whilst the landlord set out on the renovations, we put together our own plans to get the first property let for the forthcoming year. Using example images and architect floor plans, our student specific marketing on the Rooms4u site, Rightmove and various social platforms such as Facebook and Instagram soon had enquiries coming through.
After a number of viewings conducted by Rooms4u staff, we had a group signed up to the property on the terms previously agreed with the landlord. Our online portal, provided by PropertyCloud, meant the landlord had full visibility of this process and continues to have complete transparency into the ongoing management of his property through Rooms4u.
After seeing the speed and student specific approach to our lettings, the landlord continued to invest into the student market and we have replicated this process over 10 times since February. These investments have now provided the landlord with a substantial annual income and a strong foothold in the Liverpool student market.
Now, 5 months after our first meeting, we have multiple properties restored and renovated, over 30 happy tenants moved into their new houses and 1 very happy landlord.
